Estimated Selling Expenses
1. Present mortgage balance - Enter the Seller's current mortgage balance and interest rate.
2. Other encumbrances - Enter the current balance of all other financing.
3. Interest adjustment - Charge one full month's interest: (interest rate divided by 12 months = 1 month's
interest, if FHA mortgage use two months).
4. Prepayment penalty on mortgage - Applies to conventional loans only. Verify with lender if there is a
penalty and the amount.
5. Real estate brokerage fee - (________% of selling price).
6. Special assessments levied - If the seller is paying the levied special assessments, enter the amount of the assessments.
DVA may require the seller to escrow pending special assessments.
7. Special assessments pending - Pending assessments cannot be paid at closing, but funds may be escrowed for future
payments. Enter two times the pending assessments. DVA may require SELLER to escrow pending special assessments.
8. State deed tax - This is based on selling price x 0.0033. If buyer is assuming present financing, deduct the
assumed amount, and compute on the balance. IF SELLER IS HOLDING A CONTRACT FOR DEED with the buyer, state deed tax
is not paid until contract is paid.
9. Adstracting or RPA fee - Approximately $125-$250
10. Recording fees or other special fees - Enter $40-$80 for recording fees and special assessment search.
11. Administration fee - $175-$250 (closing fees, safekeeping and storage of documents).
12. Balance of real estate taxes due at closing - When listing a property estimate 6 months. At the time of purchase they
will be prorated. Note: Many lenders insist seller pay prorated taxes at the closing even when they are escrowed. The escrow
is then rebated after closing. Prepare for this possibility.
13. Plumbers or municipal connection fees - If the property is not connected to city sewer and water and they are available,
the municipality or lender may require connection upon the sale of the property.
14. Abandoned well - Seal and cap well be licensed contractor (call for bid).
15. Placement fee (discount points - Multiply the number of points the seller has agreed to pay times the buyer's mortgage
amount, plus mortgage insurance or funding fee if applicable.
16. DVA closing fee - The DVA requires the seller to pay the DVA closing fee.
17. Contract for deed discount - If the seller is going to sell a contract for deed, multiply the discount percentage by the
amount of the contract for deed. The amount of discount is dictated by current market conditions, terms of the contract, and
buyer's qualifications.
18. Survey, water test, solid test, appliance financing, home warranty ins, etc - Enter any miscellaneous expense.
Obtain bids for exact expenses.
19. Other (work orders - Enter the estimated expense for work orders.
